How LeaseIntel produces a benchmark

Transparency is core to what we do. Below is how the data is sourced, how benchmarks are calculated, and where the limits of the analysis sit.

Data sources

Tribunal decisions published over more than twenty years by the First-tier Tribunal (Property Chamber) and predecessor bodies. Decisions are structured into a comparable case database covering lease term, region, ground rent, marriage value treatment and outcome.

How benchmarks are calculated

For each quote we identify a pool of comparable tribunal decisions based on region and lease characteristics. We then compute a typical range (interquartile range) and a median outcome from that pool. Your quote is positioned against this range to indicate whether it sits below, within or above typical outcomes.

Confidence framework

High

Large pool of recent, closely comparable decisions.

Medium

Reasonable pool of broadly comparable decisions.

Low

Limited comparable decisions; treat as directional only.
