These Terms govern your use of the LeaseIntel website, free research content and, when available, a paid lease-extension benchmark report. Sections about ordering, payment and cancellation apply only when paid checkout is available.
The paid report and document-upload service is currently unavailable. No paid contract can be formed while checkout is closed.
LeaseIntel provides research and informational benchmarking based on published First-tier Tribunal (Property Chamber) outcomes and information supplied by a user. It currently concerns lease-extension matters for properties in England and Wales.
LeaseIntel is independent and is not affiliated with or endorsed by HM Courts & Tribunals Service, the First-tier Tribunal, GOV.UK or the Leasehold Advisory Service.
Geoff Money Ltd is not a law firm, surveying practice or valuation firm. LeaseIntel does not provide legal, valuation, surveying or financial advice.
A benchmark is an informational comparison. It is not a formal valuation, legal opinion, prediction, offer, settlement recommendation or guarantee. No solicitor–client, surveyor–client, adviser–client or fiduciary relationship is created.
You should obtain advice from an appropriately qualified solicitor, valuer or other professional before making a legal, financial or property decision.

You must actively accept the version of these Terms shown at checkout. Browsing the site or using free research is not acceptance of purchase terms.
Your order is an offer to buy the report. A contract is formed when we accept the order and send an electronic confirmation on a durable medium, such as email. The confirmation will include or link to the terms and pre-contract information applicable to that order and, where required, confirm your cancellation-period request or acknowledgement.
We may refuse an order before acceptance where the service cannot support the property or information supplied, payment is not authorised, fraud or misuse is suspected, or accepting the order would be unlawful. If payment has been taken for an order we do not accept, it will be refunded.
The checkout will show the total amount payable, including any applicable tax, before you order. No additional charge will be made unless it is clearly disclosed and you agree to it.
Payments are processed by Stripe. Geoff Money Ltd does not receive or store full payment-card details. Stripe's own payment and privacy terms also apply to its processing.
The order page and confirmation will state how the report will be supplied and any promised delivery time. Unless otherwise agreed, we will provide the service without undue delay and within the period required by applicable consumer law.
If payment is authorised but a report is not delivered as stated, contact leaseintel@geoff.money with the email address and order reference used at checkout.
If you are a consumer buying online, you normally have a 14-day right to cancel a distance contract. The period normally starts when the contract is formed. The detailed effect depends on whether the report is treated as a service, digital content, or a combination.
If you ask us to begin a service during the 14-day period, we will obtain your express request before starting. If you then cancel before the service is fully performed, the law may allow us to charge a proportionate amount for what was supplied up to cancellation. A right to cancel a service is lost after full performance only where the statutory conditions, including your prior express request and acknowledgement, have been met.
If digital content is supplied immediately, the right to cancel is lost only if, before supply, you expressly consent to supply beginning during the cancellation period, acknowledge that the right will be lost, and receive the required confirmation.
The checkout will collect whichever request, consent and acknowledgement applies to the product classification before immediate generation starts. If it does not, we will not treat your cancellation right as lost merely because the report was generated.
To cancel, send a clear statement to leaseintel@geoff.money. You may use the model wording in section 23, but you do not have to. Include the order email and reference if available.
Where cancellation is valid, we will make any refund due without undue delay and within the statutory period, using the original payment method unless otherwise agreed.
We will provide a paid service with reasonable care and skill. Nothing in these Terms limits the statutory rights and remedies available to a consumer.

Depending on the law and circumstances, remedies may include repeat performance, correction, replacement, a price reduction or a refund. A statutory remedy is not made discretionary by these Terms.

You retain ownership of your documents and information. You grant Geoff Money Ltd a limited, non-exclusive licence to process them only as reasonably necessary to provide the requested feature, generate and deliver the report, provide support, maintain security and comply with law. That licence ends when the information is deleted, except to the extent a limited record must lawfully be retained.
Our Privacy Policy explains the applicable purposes, legal bases, AI processing, retention and rights.
AI may assist with extracting fields, categorising information, summarising source material or drafting part of a report. AI output may be incomplete or wrong. You should verify important details, particularly lease term, ground rent, property value, quoted premium, dates and source comparisons.
No AI warning in these Terms removes our responsibility to provide a paid service in accordance with applicable law.
Tribunal decisions and other source material remain subject to the rights and licences stated by their publishers. Crown copyright material obtained through GOV.UK is used under the Open Government Licence v3.0 where that licence applies, except where a source states otherwise.
Material from the Leasehold Advisory Service historical tribunal archive will not be used as an enabled product source unless and until its reuse terms have been confirmed and the applicable attribution and restrictions are implemented.
Geoff Money Ltd does not claim ownership of Crown copyright, tribunal decisions or third-party source material. Subject to those rights, Geoff Money Ltd owns or licenses LeaseIntel's software, design, original analysis, editorial content and original selection and arrangement.

You may use a paid report for your own matter and share it with your solicitor, surveyor, freeholder, lender or other professional adviser involved in that matter.
You may not resell a report, offer it as professional advice, systematically reproduce LeaseIntel's database, or use it to build or train a competing dataset or service, except where applicable law expressly permits the activity and cannot be restricted by contract.
The original publisher's document remains the authoritative source for a tribunal decision. If a source is corrected, withdrawn, replaced or anonymised, notify us through Corrections & Privacy Requests. We will verify the change and update, restrict or remove the corresponding LeaseIntel record as appropriate.
We aim to keep the free website available, but uninterrupted or error-free access is not guaranteed. We may maintain, secure, change or withdraw free features and research content.
A change to the free service does not remove obligations attached to a paid order we have accepted. If we cannot supply an accepted order, applicable remedies remain available.
We may update these Terms prospectively. The version accepted for an order continues to govern that order.
We may proportionately restrict or suspend access where reasonably necessary to address fraud, abuse, malicious uploads, security threats, unlawful activity, rights infringement or disruptive automated access.
Suspension does not remove a consumer's rights concerning a legitimate paid order. If suspension means an accepted report is not supplied, we will apply the remedy required by law and the circumstances.
Nothing in these Terms excludes or restricts liability for:
If you are a consumer, we are responsible for loss or damage that is a foreseeable result of our breach of these Terms or failure to use reasonable care and skill. We are not responsible for loss that was not foreseeable, for losses caused by inaccurate or incomplete information you supplied, or for losses caused by using an informational benchmark as professional advice.
LeaseIntel is supplied for personal and consumer use. We are not responsible for business losses, loss of profit, loss of business, business interruption or loss of business opportunity resulting from consumer use of the service, except where the law does not permit that exclusion.
You remain responsible for obtaining professional advice before making a legal, financial, valuation or property decision.
We are not responsible for delay or failure caused by an event outside our reasonable control. We will take reasonable steps to minimise the effect, tell affected customers where appropriate and resume performance when reasonably possible. Your statutory rights, including any right to cancel where there is a serious delay, are not removed.
Send complaints to leaseintel@geoff.money, with the order email, reference and a description of the issue. We will investigate and seek to respond fairly.
LeaseIntel does not currently subscribe to a particular alternative dispute resolution (ADR) provider. If an unresolved consumer complaint requires us to give you information about a certified ADR provider or process, we will provide the information required by the law in force at that time. You retain the right to use the courts and any other statutory remedy.
These Terms and any LeaseIntel report contract are governed by the law of England and Wales.
If you are a consumer resident elsewhere in the United Kingdom, this does not remove mandatory protections of your home jurisdiction or any right to bring proceedings in a court available to you under applicable law.
