1. Introduction and who we are

These Terms apply to your use of the LeaseIntel website and its free research content. Additional purchase terms in sections 5 to 10 apply when you order a paid benchmark report.

LeaseIntel is operated by Geoff Money Ltd, a company registered in England & Wales (company number 16677970), with its registered office at 128 City Road, London, EC1V 2NX, United Kingdom. You can contact us at leaseintel@geoff.money.

Using the website means you accept these Terms as they apply to the free website and research content. A paid contract is formed only where you actively accept these Terms at checkout, by ticking or selecting the acceptance control shown before payment. We do not treat browsing the website as acceptance of the purchase terms.

2. Where LeaseIntel applies

LeaseIntel currently concerns statutory lease-extension benchmarking for properties in England and Wales. It is not designed for, and is not intended to cover, Scottish, Northern Irish or other property-law regimes.

The website may be accessible from other places. That does not mean the product is suitable, relevant or accurate for property outside England and Wales.

3. What LeaseIntel is — and is not

LeaseIntel provides information and benchmarking based on published First-tier Tribunal (Property Chamber) decisions relating to lease-extension premiums. It compares information you supply against comparable published outcomes.

LeaseIntel is not a law firm, surveying practice or valuation firm. Nothing we provide is:

  • legal advice;
  • valuation advice;
  • surveying advice;
  • financial advice;
  • a substitute for advice from a solicitor or a qualified valuer.

No solicitor–client, surveyor–client or fiduciary relationship is created between you and Geoff Money Ltd. You should obtain professional advice appropriate to your circumstances before acting.

4. Limits of the benchmark

  • Tribunal decisions concern disputed cases and turn on their own facts.
  • A benchmark is a comparison against those published outcomes — it is not a prediction, a valuation or an offer.
  • Results depend on the accuracy and completeness of the information you provide.
  • Our data may not reflect every relevant feature of your lease, building or property.
  • Historic outcomes do not guarantee any future negotiated settlement or tribunal result.
  • Source data and AI-derived output can contain errors.

These limits describe what the product does. They do not reduce our responsibility to supply a paid report with reasonable care and skill, or any other statutory duty.

5. Ordering a paid report

When you order a paid report:

  • you select the service and review the lease and quote information you have entered;
  • the checkout shows the total price and makes clear that placing the order creates an obligation to pay;
  • you can go back and correct input errors before you pay;
  • you accept these Terms through an active control at checkout;
  • your order is submitted when you authorise payment.

A contract is formed when we accept your order and begin supplying the report. In the current flow, report generation starts immediately after payment is authorised and the report is then made available to you on screen, so acceptance and the start of supply happen at the same point.

[Owner decision] The checkout does not yet present a separate, active tick-box acceptance of these Terms, and does not yet send a written order confirmation. Until those are added, section 1's active-acceptance wording and this section describe the intended flow rather than the live flow. See the checkout audit supplied with this draft.

6. Price and payment

The total price for the report is shown before you pay. Payment is processed by Stripe. Geoff Money Ltd does not receive or store your full payment-card details. We will not make any additional charge unless it has been clearly set out and agreed with you beforehand.

[Owner decision — VAT] The VAT treatment of the displayed price has not been confirmed and no VAT statement is made here. The correct wording (for example "price includes VAT" or "no VAT is charged") must be confirmed against the company's VAT registration status and inserted before material paid use.

7. Delivery of your report

After payment is authorised, your report is generated and then displayed to you in your browser on the results page, where a PDF version can be downloaded. You are asked for an email address at checkout, which is also used as the payment receipt address and for report delivery and support correspondence.

Report generation is usually quick, but it is not instantaneous. If your report has not appeared, or you cannot access it, contact leaseintel@geoff.money with the email address you used at checkout and we will re-issue it.

We will supply the service within any time agreed with you or, where no time is agreed, within a reasonable time.

[Owner decision] Whether a copy of the report is automatically emailed on completion is handled by the report backend and has not been verified in this review. No delivery deadline is stated because none is currently guaranteed by the product.

8. Cancellation rights

If you are a consumer buying online, you generally have a statutory right to cancel a distance purchase within 14 days. Where a service is fully performed, or digital content is supplied, during that period at your express request and with the required acknowledgement, that right can be affected.

The LeaseIntel checkout does not currently collect an express request for performance to begin during the cancellation period, and does not collect an acknowledgement that this may affect your cancellation rights. We therefore do not treat your cancellation rights as lost, and we will handle cancellation requests on that basis.

To cancel, or to ask about cancellation, email leaseintel@geoff.money with the email address used for the order.

[Solicitor review] The classification of the report as a service, digital content or a mixed supply, and the exact consent and acknowledgement wording to add at checkout, require targeted legal review before material paid use.

9. If something goes wrong with your report

Please contact us if:

  • payment was taken but no report was supplied;
  • the report could not be generated;
  • the service supplied does not match what was agreed;
  • the service was not provided with reasonable care and skill.

Depending on the circumstances and your legal rights, we may re-perform the service, correct or replace the report, apply an appropriate price reduction, or issue a refund. Where your statutory rights entitle you to a particular remedy, that remedy is not at our discretion.

10. Your statutory rights

Nothing in these Terms excludes or limits any rights or remedies that cannot lawfully be excluded or limited, including a consumer's statutory rights and the requirement that services be provided with reasonable care and skill.

11. Your responsibilities and uploads

When you use LeaseIntel you must:

  • provide complete and accurate information;
  • check any extracted or AI-derived fields we show you before relying on them;
  • have the right or authority to upload the documents you submit;
  • avoid including personal or sensitive information that is not needed for the benchmark;
  • not upload unlawful, malicious or infringing material;
  • not interfere with, attack, scrape or otherwise misuse the service.

You keep ownership of the documents and information you upload. You grant Geoff Money Ltd a limited licence to process that content solely to extract the relevant information, generate and deliver the report you requested, provide support, and meet legal and security requirements. How we handle that data is described in our Privacy Policy.

12. Intellectual property and source attribution

Tribunal decisions and other source materials remain subject to the rights and licences identified by their original publishers. Crown copyright material sourced from the GOV.UK Residential Property Tribunal decisions collection is used under the Open Government Licence v3.0, except where otherwise stated. Geoff Money Ltd retains rights in LeaseIntel's original software, design, analysis, editorial content and the original selection or arrangement of material, to the extent legally applicable.

Geoff Money Ltd does not claim ownership of Crown copyright material, tribunal decisions, third-party material or source data beyond LeaseIntel's own original selection, arrangement, software, analysis and presentation.

Material from the Leasehold Advisory Service historical tribunal archive is identified separately. Applicable reuse and attribution terms for that archive remain under review.

Individual decisions or documents may carry their own copyright notice or be subject to separate terms; those terms apply in place of the general statement above.

LeaseIntel is an independent service and is not affiliated with or endorsed by HM Courts & Tribunals Service, the First-tier Tribunal (Property Chamber), GOV.UK or the Leasehold Advisory Service. See our Sources & Attribution page.

If you buy a report, you may use it for your own personal, non-commercial decision-making about your lease-extension matter, and you may share it with your solicitor, surveyor, freeholder, lender or other professional adviser for that matter. You may not resell it, systematically reproduce our database, scrape or republish LeaseIntel's original analysis, or present the report as professional legal or valuation advice.

13. AI-generated content

AI processing may assist with extracting information from uploaded documents and with categorisation, summarisation and drafting parts of a report. AI output can contain errors, so you should verify important extracted information — particularly lease length, ground rent, property value and the quoted premium.

Our use of AI does not change our responsibility to supply a paid report in accordance with applicable consumer law, and this warning does not remove your statutory rights.

14. Availability and changes to the service

We aim to keep LeaseIntel available but cannot guarantee uninterrupted access. Free website features and research content may be changed, updated or withdrawn.

That does not apply to a paid order we have already accepted: we will fulfil it, or provide an appropriate remedy under section 9. Changes to these Terms apply going forward only and do not remove rights attached to a purchase you have already made.

15. Liability

We do not exclude or restrict our liability for:

  • death or personal injury caused by negligence;
  • fraud or fraudulent misrepresentation;
  • breach of your statutory rights;
  • any other liability that cannot lawfully be excluded or limited.

Subject to that, and to the extent the law allows, we are not responsible for losses caused by:

  • materially inaccurate or incomplete information you provide;
  • use of the service outside its stated purpose or geographic scope;
  • treating a benchmark as professional legal, valuation or financial advice;
  • events outside our reasonable control;
  • indirect or unforeseeable losses.

Nothing in this section excludes our responsibility for failing to provide a paid report as agreed.

[Solicitor review] No monetary liability cap is stated. Whether a proportionate, solicitor-approved cap should be added before paid launch is an owner decision requiring legal input.

16. Complaints

Send complaints to leaseintel@geoff.money, including the email address used for the order and any report or payment reference. We will investigate and seek to resolve complaints fairly. Your statutory remedies remain available whatever the outcome of our complaints process.

LeaseIntel is not a member of an alternative dispute resolution (ADR) scheme and does not claim to be.

[Solicitor review] Whether LeaseIntel is required to name an ADR provider, and what must be said if no scheme is used, has not been determined and should be confirmed by a solicitor rather than assumed.

17. Suspension and misuse

We may suspend, restrict or refuse access where reasonably necessary to deal with fraud, abuse, malicious uploads, security threats, unlawful activity, or attempts to scrape or disrupt the service. Any action we take will be proportionate to the problem.

This does not remove your rights in relation to a legitimate paid order. Where a report you have paid for is not supplied, we will consider an appropriate refund or other remedy.

18. Governing law and jurisdiction

These Terms and any contract for a LeaseIntel report are governed by the laws of England and Wales. LeaseIntel currently provides benchmarking for lease-extension matters concerning properties in England and Wales. If you are a consumer, this does not deprive you of any mandatory protections or rights concerning applicable law or where proceedings may be brought.

19. Severability, waiver and entire agreement

  • If any provision of these Terms is found to be unenforceable, the rest continues to apply.
  • If we delay enforcing a right, that is not a waiver of it.
  • For a paid report, these Terms together with the information shown at checkout and any order confirmation form the agreement between us.
  • Nothing in this section excludes liability for fraudulent statements.

20. Changes and versions

  • The latest version of these Terms always appears on this page.
  • The version you accept at checkout governs that purchase.
  • Material changes do not retrospectively alter an order already placed.
  • The “Last updated” date above reflects the date this version was published.
