Research methodology overview

LeaseIntel parses published First-tier Tribunal (Property Chamber) decisions into structured records covering unexpired lease term at the valuation date, property value, ground rent profile, deferment and capitalisation rates, marriage value treatment and the final determined premium.

For any given scenario, comparable decisions are grouped by lease characteristics and region, and results are expressed as a typical range (interquartile range) and median outcome rather than as a single valuation. Each report includes a confidence rating, dataset version and coverage window, and every chart cites its underlying tribunal sample.
