LeaseIntel Research is the research division of Geoff Money Ltd (registered in England & Wales, company number 16677970). Editorial responsibility for research published on leaseintel.co.uk sits with LeaseIntel Research.
Independence
LeaseIntel Research analyses publicly available tribunal decisions and publishes findings independently of any party to lease extension disputes. Reports are not commissioned by, or written on behalf of, any freeholder, leaseholder, solicitor, surveyor or trade body.
Where LeaseIntel offers commercial services (for example, benchmarking a specific quote), those services are clearly separated from the research output and do not influence which cases are analysed or how findings are reported.
Transparency
Every research report discloses:
- The dataset the analysis is drawn from.
- The sample size used for each chart, table and headline statistic.
- The time period covered.
- The confidence rating for the analysis.
- Known limitations and caveats.
- The date of publication and the date of last update.
Methodology
Reports follow the documented LeaseIntel methodology for extracting, standardising and analysing First-tier Tribunal (Property Chamber) decisions. Any material deviation for a specific report is disclosed in that report.
Corrections
If a published figure or statement is found to be materially inaccurate, the report is corrected as soon as practicable. Corrections are:
- Made directly in the report rather than in a separate note.
- Reflected in the report's "Last updated" date.
- Where the change is material to the conclusion, described in the report.

Update policy
LeaseIntel Research updates reports as new relevant First-tier Tribunal decisions become publicly available, or where the underlying analysis is materially affected by changes in the source data. Each update refreshes the "Last updated" date shown on the report.
Data limitations
Tribunal decisions represent disputed cases and do not describe the whole market. Not every decision records every variable, so samples for different analyses differ. Small samples are flagged with a confidence indicator and interpreted cautiously.
Reports describe what the analysed decisions show. They are not, and should not be treated as, legal or valuation advice.
Responsible use of tribunal data
LeaseIntel Research uses published decisions of the First-tier Tribunal (Property Chamber). Case details are reported to the extent necessary to make the analysis intelligible and verifiable. Journalists, researchers and professionals reusing LeaseIntel analysis are asked to cite LeaseIntel Research and to represent the underlying tribunal decisions accurately.
